Home Information Packs are designed to speed up the home buying process by making sure the seller has information about their property ready prior to market the property for sale. Home Information Pack is a set of important documents about a property such as its energy efficiency, boundary ownership and planning permissions. HIPs can help all parties to commit more quickly and reduce the risk of sales falling through.

What is in a Pack?

  • Energy performance certificate
  • Sale Statement
  • Standard Searches
  • Evidence of Title
  • PIQ (Property Information Questionaire) applicable from 6 April 2009
  • Additional information for leasehold and commonhold where appropriate
    The HIP regulations allow the addition of some optional contents to improve the upfront information available to the potential buyer:-

  • Additional leasehold information
  • Home Condition Report
  • Guarantees
  • Additional searches
  • Home use and contents form
    There are exceptions where a HIP is not required:-

  • Properties for sale not available with vacant possession
  • Seasonal or holiday accommodation;
  • Mixed sales sold as ‘job lot’ 
  • Dual use homes (residential and business use)
  • ‘Right to Buy’ transaction
  • Part of a portfolio of properties sold as ‘job lot’
  • An unsafe property
  • Park Homes or House Boats.
